Wyandotte County to Mail 2025 Property Appraisal Notices

The Unified Government of Wyandotte County and Kansas (UG) will start mailing the 2025 Annual Notice of Appraisal. They will also mail the classification to property owners this week.

According to the UG, residential real estate notices will be mailed Friday, February 28. Commercial notices will be mailed Monday, March 10.

The County Appraiser’s Office is required to assess property values each year at fair market value as of January 1. Officials noted several factors. There is strong housing demand and limited supply. There is also ongoing revitalization across the county. Most property owners should expect to see an increase in their valuations.

Informational Sessions Available
To help residents better understand the appraisal and appeal process, the UG will host several information sessions beginning Tuesday, March 11. Staff will share details about market trends, how appraisals are conducted, and how appeals can be filed.

“With valuation notices being mailed on February 28th, I would like to encourage anyone who has questions or concerns about your notice to attend one of the scheduled informational meetings,” said County Appraiser Matt Willard.

Appeal Process
Property owners who disagree with their valuation may file an appeal by Saturday, March 29, 2025. Appeals can be filed online, mailed, emailed, or dropped off at the Appraiser’s Office at 8200 State Avenue.

Appeals result in an informal meeting. It can be held in person, by phone, or virtually. Property owners can present supporting documentation there. This includes recent appraisals, photos, or comparable sales data.
